We want your living experience to be as comfortable and hassle-free as possible. When a repair is needed, our full-time, in-house maintenance professionals are ready to step in and handle the issue efficiently and respectfully.

For the fastest response, all non-emergency maintenance requests should be submitted directly through your online Tenant Portal. Providing clear descriptions and uploading photos of the issue allows our technicians to arrive prepared with the right tools to resolve the problem quickly.

Understanding Your Responsibilities & Our Process

To ensure your home stays in excellent condition, it is important to know exactly how maintenance requests are handled. Please review the guidelines below to understand what types of repairs our in-house team covers, which routine upkeep tasks are your responsibility, and what steps to take in the event of an emergency.

Tenant Responsibilities

As outlined in your lease, tenants are responsible for routine upkeep, including: changing AC filters monthly, routine pest control, replacing smoke detector batteries and light bulbs, clearing standard plumbing stoppages, and lawn care (unless otherwise specified).

Routine vs. Emergency Repairs

Standard repairs should be submitted through the Tenant Portal during business hours. Emergencies—such as flooding or loss of heat/AC during extreme weather—require immediate attention. For life-threatening emergencies, call 911; for major property emergencies, contact our emergency line.

Move-Out Care

Preparing to move out? Please carefully review Addendum A and the Move-Out Instructions provided in your lease contract. Following these specific cleaning and maintenance guidelines will ensure the property is left in great shape and help you avoid unnecessary charges being deducted from your security deposit.
